Amazon Data Services acquires a 38-acre land parcel in Palava Phase II, Shilphata Region, from Lodha Group for ₹450 crore

The development of Amazon's data center marks a significant milestone in the transformation of Shilphata region. This initiative aligns with Amazon Web Services' steadfast commitment to driving digital and AI advancements in India.

In an important move to expand its cloud infrastructure in India, Amazon Data Services Pvt Ltd has acquired a 38-acre land parcel in Ambernath, located near Mumbai, from Macrotech Developers, commonly known as the Lodha Group.


The deal, valued at ₹450 crore, was formalized with the registration of the transaction on November 12, 2024, as per property documents accessed by Propstack. The transaction was accompanied by a stamp duty payment of ₹27 crore.

The land, situated in the Asode and Burdul villages in Ambernathand is close to the Lodha Group’s renowned Palava City project, a large-scale urban development initiative.

The data centre location is also in proximity to Dombivli and Taloja Warehousing Belt.

This move is in line with Amazon Web Services' ongoing commitment to the digital and AI transformation in India. The company has previously announced plans to invest billions into enhancing its cloud infrastructure in the country, with a notable $12.7 billion earmarked for investment by 2030. This latest land acquisition reinforces Amazon's dedication to fortifying its technological presence in one of the world's most dynamic markets.

Lodha Group’s ambitious Palava City, spanning approximately 4,500 acres, continues to expand rapidly. Abhishek Lodha, CEO of Macrotech Developers, highlighted earlier this year that the development of residential, commercial, warehousing, and industrial spaces, along with a planned life sciences hub, could elevate the project to generate an impressive annual revenue of over ₹8,000 crore in the near future.


This transaction marks a significant development for both Amazon and Macrotech Developers, aligning with their strategic growth plans in India’s rapidly evolving digital and real estate sectors.
